An agreement is formed between the abbot and convent of Dryburgh and the congregation of the Hospital of St Leonard in Ednam (ROX) whereby since Dryburgh Abbey had been paying yearly ½ mark and one pound of incense to the hospital, for a certain half ploughgate of land in the territory of Ednam, the said abbot and convent has discontinued payment of ½ mark and incense to the hospital [in exchange] for all the land that the master and congregation had from the gift of Countess Ada, in the territory of Pitcorthie (FIF). The abbey is freed from the said payment and by the consent of all the congregation, they are free to hold and possess the lands that the hospital held as in the charter of Countess Ada. In addition, the master and congregation of the hospital shall warrant the above lands to the abbot and convent against all men. This agreement was confirmed by the consent of both their chapters and the said abbot and convent, at the great instance of the petition of the friendly community, conceded to the congregation of the hospital to full (fullare) annually as much as 24 measures (ulnas) of white cloth to the mill of Dryburgh at their cost, by the same manner that they are used to providing the tunics of their converts.
